Banyan Office Park |
The Banyan Office Park site is located between Summerlin Road and Winkler Road on the north side of College Parkway. The development proposes the addition of a 24,000 square foot professional/medical office building to the existing Banyan Commercial Planned Development (CPD). The project requires both Rezoning and Development Order approval through Lee County Development Services. Several applications were submitted concurrently, including an Amendment to a Built Planned Development, a Type V Limited-Review Development Order (commercial lot split), a Deviation from Florida Administrative Code’s Turn Lane Policy, and a local Development Order. The proposed structure consists of two-stories over parking on a 1.18-acre parcel. As an “infill” parcel, the project site was overwhelmed with numerous limitations from the outset, including limited access to the parcel and existing utility easements which severely limited the developable area. Working with Lee County staff, the Architect, Landscape Architects and Developers, TDM Consulting will secure Rezoning and Development Order approval in 2008. In addition, permitting through Lee County Utilities, Lee County Department of Health, and Florida Department of Environmental Protection will be done for this project. |
